At The Tannery in Leicester, operated by Fresh Student Living, the brief was to create a collection of communal spaces that would genuinely enhance the student experience — providing somewhere to study, relax, socialise, play and stay active, all within one cohesive environment.

Huddlespace was appointed to deliver the project from concept through to completion, providing the interior design, space planning, visualisation, full fitout and furniture package across the building's communal lounge, games room, study areas and gym.

The aim was to create spaces that felt modern and distinctive, while remaining practical and durable enough for the demands of busy student accommodation. Each area needed its own identity and purpose, but also had to work together as part of a consistent overall design.

Within the study spaces, we introduced a mixture of collaborative tables, individual work positions and integrated power, creating flexible environments suitable for everything from focused independent study to informal group work. Timber finishes, muted greens and acoustic screening help soften the space, while planting and natural textures create a more relaxed atmosphere.

The communal lounge was designed around comfort and connection. Generous upholstered seating, warm timber finishes and carefully selected accessories create an inviting environment where residents can meet, unwind and spend time together. Feature lighting, wall treatments, bespoke joinery and integrated display areas add character while helping the space feel more like a contemporary hospitality environment than a traditional student common room.

Elsewhere, the games and recreational areas provide a more energetic setting for residents to switch off from studying and socialise, while the dedicated gym space adds another valuable amenity to the building — giving students convenient access to fitness facilities without having to leave their accommodation.

Throughout the scheme, attention was given not only to appearance but also to functionality, durability and long-term usability. Furniture layouts were carefully considered to maximise the available floor space, create clear circulation routes and provide a varied mix of environments for different activities and group sizes.

By delivering the design, visuals, fitout and furniture under one package, Huddlespace was able to maintain consistency throughout every stage of the project — taking the initial concept and turning it into a fully finished series of communal spaces ready for students to enjoy.

The completed project brings together study, wellbeing, socialising and recreation, creating a vibrant collection of spaces designed around the way students actually live.
